4 Things to Consider for Your Mixed-Use Space

The Return of Mixed-Use Developments in a Post-Pandemic World

Mixed-use spaces were actually fairly popular about 10 years ago. They still are... but they are changing to accommodate our changing needs, especially post-pandemic. One of the biggest changes is the shift from formal meeting areas to lifestyle-integrated meeting places like coffee shops and lounges. These mixed-use spaces are catering to both business actives and day-to-day life activities.

Interior design plays a crucial role in achieving this balance. Here are some key considerations when designing for mixed-use spaces:

  1. Define the purpose of each area before designing any space. Creating a site plan can help navigate the needs a space has before jumping into aesthetics. This is especially important in mixed-use spaces, where multiple functions must coexist harmoniously. By defining the purpose of each area, you can establish the essential design elements required for each use. For example, in urban-style, walkable cities, mixed-use spaces are inviting local patrons into their spaces. Retail shops and coffee shops are for everyone, not just the residential members.

  2. Consider the flow of traffic. On a more granular level, the programming and space planning of each space is what contributes to the flow and energy metrics desired of each space. Traffic flow is a crucial aspect of interior design, particularly in mixed-use spaces. Spaces that are too cluttered or cramped can make it difficult for individuals to navigate freely between areas. When designing for mixed-use spaces, it is important to create a layout that allows for easy movement between the different areas. This can be achieved through the placement of furniture, creating visual boundaries between different areas, and ensuring that there is ample space for individuals to move around.

  3. Catering to the local demographic. Catering to the local demographic is an important consideration when designing for mixed-use spaces. Understanding the local community and their needs can help inform the design choices and create a space that resonates with the people who will be using it. This can involve researching local festivals, artists, cultural practices, and the history of the area, as well as considering the socioeconomic status and lifestyle of the local population. Incorporating local art can also help create a sense of connection and community within the space. By catering to the local demographic, you can create a space that feels authentic, inviting, and tailored to the needs of the community.

  4. Create amenities that can be used by all. Creating amenities that can be used by all traffic is an important consideration when designing for mixed-use spaces. This can involve incorporating amenities that are accessible and appealing to all users, regardless of their purpose for being in the space. For example, a mixed-use space that combines a residential unit with a restaurant space could include a shared courtyard or rooftop terrace that is open to all users. This space could feature amenities such as seating, landscaping, and lighting that are aesthetically pleasing and functional. Similarly, shared amenities such as a gym, coffee shop, or dog park can be incorporated into mixed-use spaces to serve the needs of both residential and commercial users. By creating amenities that can be used by all traffic, you can help foster a sense of community within the space and create a more welcoming and inclusive environment.

Designing mixed-use spaces can be an exciting and challenging experience. By considering the purpose of each area, local traffic and demographics, and amenity spaces, you can create a cohesive and functional environment that meets the needs of all users.

Case Study

We designed three concepts in MonOrchid, a multi-use space on Roosevelt Row in Phoenix, AZ. Each concept has it’s own identity. Kahvi Coffee is a Tulum-inspired coffee shop, Pedal Haus is a local brewery, and Sake Haus is a neighborhood sushi spot. Each space is incredibly unique, and flow so well into each other.
